What is included in my rental rate? Your rental rate includes rent of a fully furnished home and all taxes and associated fees.
What is the security/housekeeping Deposit? This deposit is $500 for weekend rentals, $1000 for weekly rentals. The deposit is collect at check in. The cleaning bill is deducted from the deposit and the balance is mailed back to you with a copy of your cleaning bill within 1 month of check out.
What is not included in my rental rate? Cleaning is not included in the rate. This is because the cleaning bill fluctuates. The median cleaning bill for this extra large house is around $300.
Are LInens & Towels included? Linens & Towels are not included. The house is outfitted with blankets, pillows and comforters. You may bring your own linens or You may rent linens by Clicking Here.
How do I reserve the house? Lynn's Way will email you a contract. Simply print the contract, fill out your contact info and send it in with your deposit (1/2 the rental amount) and the house will be reserved for you. note: no rentals shall be considered confirmed without a deposit. First come, first served.
What does the house come with? What am I responsible to bring? Lynn's Way is a rental house. The house comes fully furnished with functioning appliances, beds, pillows, blankets and comforters. The kitchen is stocked with pots, pans, utensils, plates, glasses, cleaning products. There are DVD's, puzzles and games, a piano, horse shoe pit, some beach chairs. (Lynn's Way does not guarantee any beach equipment or chairs as it is impossible to check on those things between renters). Spices are left in the kitchen but not restocked between renters. Be prepared to Bring paper goods, paper towels, toilet paper, garbage bags, sundries, hand soap, laundry detergent, dish and dishwasher soaps, your linens and towels.
Can I access the internet at Lynn's Way? Lynn's Way has a wi-fi connection for anyone who brings a laptop with wi-fi access.
How Close is the Beach? The main beaches are about 1/2 mile from the house: drive through town and access the main beaches by foot (20-30 min.) by bike (10-15 min.) or by taxi or car (5-10 min.)
What is an "event fee?" All rental houses that allow events on Block Island Charge an extra fee. This fee covers costs associated with having very large parties that require digging in the yard to set up tents, extra use of the septic system and utilities such as propane and water, the need for anticipated additional house cleaning and yard cleanup, extra garbage removal. The fee covers added wear and tear on the house and grounds. Lynn's Way also arranges for lawn maintenance and grass cutting just before your event as well as a visit by our gardener. Currently, the fee is $500 for events up to 50 people and $1000 for events over 50 people.
Is there a discount for staying extra nights? The July & August rentals as well as Race Week in June are by the week only. Rental rates for these dates are firm. All other rentals outside of high season can be 2+ nights. Depending on the time of year it might be $900 up to $1100 per night. The nightly rates on our website are for a 2 night minimum rental. If you decide to add more nights we can discount the rate for you. You may also request a weekly rate. If you are holding an event AND staying more than 2 nights AND are using our in-house catering services you may request a quote for your stay.
